  • Fire Door Assemblies (Specification C3.4): A compliant fire door is an entire certified system. Your evidence locker must contain distinct, traceable proof for the door leaf (tested to AS 1530.4), the frame, all hardware (closers, latches), and intumescent seals. A single missing certificate for a latch can invalidate the entire assembly.
  • Specialized Medical Systems: The chain of custody extends to unique systems. You must hold verifiable proof for medical gas line commissioning, infection control surface ratings, and nurse call system compliance.

  • Balustrades & Glazing (AS 1288): A glass balustrade in a school atrium requires more than a product brochure. A certifier will demand the structural engineer's report that signs off on the entire system—glass, fixings, and supporting structure—for the specified load requirements.
  • Slip-Resistant Surfaces (AS 4586): The flooring in a university entrance or stadium concourse must be proven to meet NCC slip-resistance classifications. This requires specific test reports for the exact product used, not a generic equivalent.

The Investigator's Conclusion: The operative word in this vertical is traceability. When a certifier points to a specific 50-meter section of balustrade, your system must create an unbreakable link between that digital asset in your project plan and the specific report that proves its structural adequacy.


Case File #3: The Vertical Village (Class 2 Buildings)

The Target Profile: High-rise residential apartments and multi-unit dwellings. Here, scale is the enemy; a minor defect on one floor becomes a systemic catastrophe when repeated across 40 stories.

Primary NCC Focus: NCC Volume One, with a critical focus on Part C1 (Fire Resistance), Part F1 (Waterproofing), and the complex requirements for external wall and cladding systems.

Key Evidence Hotspots (The Tripwires):

  • Façade & Cladding Systems: This is the ultimate "chain of custody" nightmare. You must hold evidence for every single layer: the external panels (tested to AS 1530.1), thermal breaks, fire-rated sarking, fire-rated sealants, and structural fixings. A break anywhere in this chain can render the entire façade non-compliant.
  • Waterproofing of Wet Areas (AS 3740): Certifiers demand meticulous proof for every bathroom and balcony. This requires the product certificate for the membrane, the installer’s qualifications, and a signed inspection report. Legally, a single missing bathroom certificate can prevent the settlement of a multi-million dollar apartment.

The Investigator's Conclusion: The primary risk in high-rise residential is version control. A product certificate that was valid when the project was designed may be superseded a year later. A modern compliance system must function as a live evidence locker, actively tracking document versions and expiry dates to flag superseded evidence before it becomes an irreversible, project-halting liability.
